The farmhouse was a fun project. We didn’t have much to work with. It was a small lot but the existing house was over coverage and outside the setbacks. So there was an opportunity to use the footprint of the home and build on that, giving the small lot a larger house which for some buyers is a welcome sight. Transplants from cities and down-sizers enjoy smaller yards to take care of but just enough yard to play with the kids and dog and entertain. The farmhouse was the first new construction on a private undeveloped street within walking distance to Compo Beach. It was a risky but calculated investment. Would buyers see the potential? Or would the surrounding aged homes cause a problem? In the end, the home sold for the asking price in the first month with multiple offers. The homeowners came from NY city with 2 small children. They loved the fact that the street had yet to turn and was so close to the water. Needless to say, we developed 4 more houses on the street.
